How San Diego homes are heated, and what tends to go wrong

Most San Diego homes heat with a gas furnace that shares its blower and ducts with the air conditioner: a closet or garage furnace in the 1970s–1990s tract homes of Mira Mesa, Rancho Bernardo, Santee and Chula Vista, or an attic furnace in newer two-story homes in Carmel Valley and Scripps Ranch. Because the furnace sits idle for most of the year, the first cold morning is when igniters, flame sensors and inducer motors fail.

Older neighborhoods, including North Park, Kensington, La Mesa and Ocean Beach, still have pre-1960s homes heated by a single gas wall furnace or floor furnace with no ducts at all. These can be serviced for years, but when parts run out the conversation turns to a ducted system or a ductless mini-split.

The modern alternative is a heat pump: one outdoor unit that cools in summer and heats in winter with no gas connection. San Diego's climate is close to ideal for it. The heating season is short, but inland Zone 10 communities like Poway, Escondido and El Cajon see weeks of mornings in the 30s and 40s, and a heat pump sized for that carries the house comfortably without backup heat. Coastal Zone 7 homes barely need it, which is also why a simple 80% furnace is often the right replacement there.

Why does my furnace smell like something is burning the first time it runs?

Dust settles on the heat exchanger and burners over the eight or nine months a San Diego furnace sits idle, and it burns off in the first ten or fifteen minutes of the season. That smell should fade the same day. A smell that persists, an electrical or plastic smell, or a gas smell is not normal; turn the furnace off and call.

Is it worth replacing a furnace in San Diego when winters are so mild?

A furnace here runs a few hundred hours a year, so gas savings alone rarely pay for a new one. Replacement is driven by safety and reliability instead: a cracked heat exchanger, a furnace past 20 years with a major failure, or an AC changeout that needs a matching blower. When both furnace and AC are old, a heat pump often replaces both at once.

Heat pump or furnace: which is better for my home?

If you're replacing both heating and cooling, want to move off gas, or want to qualify for electrification incentives, a heat pump is usually the better choice in San Diego. If you're only replacing the AC and have a newer furnace, an AC-only changeout can be more economical.

Do heat pumps work well in San Diego?

Very well. Heat pumps are most efficient in mild climates, and San Diego winters rarely drop below the temperatures where modern units lose capacity. For most homes here a heat pump heats comfortably without backup heat strips.
