Mira Mesa was built out mostly between 1969 and the early 1980s as one of San Diego's largest single-family tract communities: single-story and two-story homes of 1,200–2,200 square feet on compact lots, with the original gas furnace in a hall closet or garage and, in many cases, a condenser added later in a side yard. Sorrento Valley and the Miramar business corridor add newer townhomes and light-industrial buildings.
Many of these homes are on their second or third HVAC system. Original ductwork in the attic is frequently undersized for modern airflow requirements, and side-yard condensers are often close to a neighbor's bedroom window: both are things we check before quoting.
