Scripps Ranch grew in two waves: eucalyptus-shaded custom and semi-custom homes from the 1970s and early 1980s around Lake Miramar, and larger production homes in Scripps Ranch North and Stonebridge from the 1990s and 2000s. Homes rebuilt after the 2003 Cedar Fire form a third group with newer, tighter construction.
The older homes tend to have single systems serving 2,000–3,000 square feet with long duct runs; the newer ones often have two systems, with the upstairs unit reaching the end of its life first. Attic-mounted air handlers and rooftop or side-yard condensers are both common.
